About this Holiday House

A Large family Bach, suitable for one, two or three families and grandparents :) Sleeps 14 max. Front Deck with lovely lazy bench, Rear Deck with dining tables, large bathroom with LPG Califont shower inside, toilet in a rear building outside. Inside, open plan Living, Dining and Kitchen areas plus three Bedrooms. Sleeping 14 people, the Bach has the following sleeping places (all modern inner sprung mattresses): Three bedrooms - Main bedroom has a Queen + two Single Beds, (4 people) 2nd Bedroom has a Double bed and four Single beds (6 people) 3rd Bedroom has a Queen bed (2 people) Lounge Room has a Sofa / Fold-out Double bed (2 people) Kitchen setup: Modern full-size fridge, stone benchtops and loads of cupboard space, tiled kitchen floors Lovely lake views from the front deck, plenty fresh rainwater, lights powered by solar, polished Remu floorboards. Quiet peaceful location in DOC land (Dogs not permitted - sorry :). Plenty of walks, and outdoor pursuits... or a lovely spot for reading on the deck or in the lounge... Internet Wi-Fi available at an extra cost through local transmitter tower. Out of Mobile phone coverage unless "mobile over wifi". Our rear private deck / entertaining area has two large tables and plenty seating. Lovely new Metro Ambie Plus fireplace fitted in the Kitchen that produces amazing heat for warming up the whole Bach and staying warm while it gently snows outside in Winter. The Metro Ambie plus fireplace is rated for a large 4 bedroom home up to 200sqm. The bach is a lovely compact 88sqm. The fireplace is located in the front living / dining / kitchen and there is a hallway separating the front rooms and the bedrooms two doors leading to the bedrooms allowing for quiet rooms when sleeping while others can still enjoy the front rooms. You can also leave these doors open to permit the warmth from the fire to heat the two internal bedrooms. The third bedroom with a Queen bed is accessed from the rear decking or through either of the other two bedrooms. Due to the inherent fire risk, we keep limited firewood on site and recommend our guests bring a bag of firewood to compliment the wood store. Lake Clearwater is an off grid location with no mains power. That's what actually makes it sooo lovely:) We operate an off grid installation with Solar Panels and batteries and operate a 12 volt & 240 volt lighting and water pump system. There is no guest access to 240 volts power onsite however we do provide USB 12 volt charging station for devices. Clearly, we rely on the sun for recharging the large 4 * battery banks installation. We have made some major improvements to the Bach over the last couple of years. For our repeat clients - you will see some huge differences! :) It is a lovely winter weekend getaway and a great summer weekend fun (Lakes Waterskiing or Fishing, walking or tramping)... Special Amenities

Views of mountains all round. Views of lake from the front deck. 33km from Mt Sumers and 90 mins from Christchurch. Lovely walks in DOC land and round lake walks. 2 lakes - plenty of Fishing - Salmon and Trout. Lovely peaceful environment...relaxing. Local payphone available, mobile coverage limited to "over wifi". No Dogs allowed in DOC area.

Hello Stephen Thanks for staying at the Bach and your lovely comments. We are adding another 20 Solar Panels in November which will help the winter battery bank charging. I'm not sure how to combat the -5 degrees and freezing water pipes overnight - waiting for them to thaw during the day and using the spare tank water seems to be the solution in the meantime....All the water pipes are insulated and have proper frost protection - a great part of the attraction of Clearwater is its remoteness and scenery - a small inconvenience of a defrosting water pipe is made up by the surrounds. Pls let me know when your interested in returning. Thank you.

*beautiful lake mountain view from the house. *paid extra$50 bring your own firewood to stay warm for 2 nights (-4 degree at night). *We strongly wish the house owner should point out bring your own firewood on the description of this website before we booked. Special experiences when staying *have to use head torch during cook dinner because LED light on and off for a few hours at first night *no water supply inside the house *no hot water for shower room *using warm water in a kettle with a bottle to enjoy my hot shower for the night ( amazing 2L water to finish a shower including wash my hair) *very proud of ourself still can manage wash all the dishes even no water supply in the house.

Hello Wei Thank you for staying at the Bach and your comments, appreciated. We do have fire wood onsite and two large storage areas for wood however we mention for local Chch clients to bring a bag of firewood just to be sure. Your welcome to use the timber supplied at the Bach and every year we replenish it. The 240 volt LED lights operate off the same battery bank as the water pump pumping water to the header tank from the storage tanks so if that pump has drained the batteries in the evening it will have to wait for the following day to charge up the batteries...sorry for any inconvenience. At minus 4 degrees the water feed pipes to the house may be frozen early in the mornings, however our cleaner last week noted that by 11am they were running again and flowing into the house sinks etc. Thanks for using the kettle and heating the water - the Califont had been damaged from the previous guests and we were not aware of this until your visit and the cleaners feedback. A replacement Califont is on its way. Thanks again and i am pleased you enjoyed your weekend at the Bach.

one star, because we cannot put zero Firstly we find the description on Holiday House website is not correct and misleading, especially in winter, a few examples below: All this happened 3 weeks ago and after multiple try to get resolution with the owner, we are still waiting to hear back. Holiday Houses are investigating and advised us to contact Citizen Bureau. A/ A Large family Bach, suitable for one, two or three families and grandparents In reality there are only 4 chairs and 2 stools, so while there is room for 12 (14??) people to sleep, only 6 can sit around the table to share a meal. the rest of the batch is definitely not sized for 12 or 14 people. none of the amenities are suitable for 12 people, only the number of beds. B/ A new large Metro Fireplace in the central room gives ample heating to the rest of the house bedrooms and living areas. The fireplace is not central, it is in the corner of the kitchen, we had the fire on all night with all doors open and there was ice INSIDE the windows in the 2 bedrooms (the condensation created ice, meaning the temperature inside the bedrooms was very low). The third bedroom is not internally connected to the rest of the house, you have to step outside in the rear courtyard, and re-enter through an external door, so the statement that the fireplace provides heating to the bedrooms is simply not true. C/ the ad stipulates that fire wood is supplied (see snip below): we then find out AFTER we have paid in full that this is not the case, in the booklet provided via email. this is an additional expense on top of the low value for money. D/ The ad says that no linen is provided, however there is also not enough blankets or doona for the number of people it is advertised for. 2/ Electricity and Water Supply: A/ Electricity: it is stipulated nowhere in the ad that there is no access to 240V, and that the 12V electrical installation is a "home made" system, probably not up to standards. On arrival, there was no power, over the phone the owner gave us access to a back shed to turn on a 12V inverter, which turned on the light in the house and the water pump. and in the kitchen we could read 12.3V on the first night, only 1 person had a shower and we charged 2 phones. The next morning, the electricity was cut, there was no more light and no water pump running. How can the electrical system be considered fit for purpose for a group of 12 people if 1 shower and 2 phones charging is draining the batteries down? During the morning, the power went back up to 12.8V but the light and water pump were still not working, so it was probably not just a battery level issue. It was sunny the whole day before and that day as well ( if solar input was to be the issue), but even if it was, it is not written anywhere that there will be no power in case of bad weather.) B/ water supply. Firstly it is not written in the add that there is only hot water in the shower. The water system is not insulated properly to withstand winter conditions in the area and all pipeworks were frozen during the night. When I messaged the owner he mentioned that if no water is running in the house, we should get water direct from the tank in the backyard (this is not acceptable anyway), but this was also frozen. Our group was made up of 6 adults and 6 kids (known to the owner), including as young as 3yo, and having no fresh water, no water to flush the toilet, is not a set up suitable to host families in the winter months, contrary to what is stated in the ad. The response from the owner was simply to wait until the systems warm up: by 11am, there was still no water running (and no electricity) on a bright sunny day.. We sent videos of proof of electricity and water not working 3/ cleaning The house has not been cleaned in a long time. There was dust everywhere, and even a bloody bandaid in the bathroom bin (with no bin bag). When we told the owner that no one from our group could sleep in the sleep out because there will be no heat from the fireplace, he invited us to unfold the sofa bed: it was filthy, with food crumbs, hair and rubbish.(photo attached). I don't know how could expect people to sleep in there. some photos attached for example of lack of cleaning. We paid $830 + fire wood and there was nowhere near this value in level of service delivered, We drove there, spent the evening in the freezing cold trying to get the electricity to work, went to bed with 12 people piled up in 2 freezing bedrooms and a dirty sofa, and woke up to a house with no water and no electricity. We messaged the owner around 9am, and spent most of our morning waiting to hear back from him, he responded by message after 11am with no solution

Hello Marine Thank you for your lovely comments and feedback. I'll start my response with i should be appreciative that my parents had foresight not to take 3 kids all under three years to a remote Bach with winter temperatures at minus 5 well predicted and forecasted. I will now address your specific feedback. We were in regular communication on your arrival and throughout your first evening and from 9am the following morning. We had numerous voice calls and countless messages on Whatsapp. Solutions were provided and alternatives were offered on each of your issues. A. There are three large Couches in the living room, seating 7 or 8 people comfortably with a large coffee table. There is a formal dining table with 6 chairs. Additionally there are two large tables in the rear section, seating 8 on one table and 12 on the 2nd table. There is adequate seating and the 8 seater has portable seating if you required more seating at the front table / lounge area. B. The Metro Fireplace is rated at 18KW and up to 200sqm and a 4 bedroom home. This Bach is 80sqm and this model was chosen for being excessively oversized for the Bach to provide more than ample heating to the whole house. The 3rd bedroom is sharing an internal wall with the 2nd bedroom and has double glazing, underfloor insulation and wooden Remu floorboards on a cement base, ceiling insulation and 8" block walls to retain heat and is lovely and cosy. The wood fire is very efficient and gives off tons of heat, we often boil kettles on the top. It is central in the main room along the kitchen wall and if you leave all the 4 internal doors open it will quickly heat all the rooms. Condensation on the interior of windows and doors occurs when warm, humid air comes into contact with cool external glass. This is especially common in the winter when outside air is cold (minus 5) and dry, and the indoor air is warm and humid. Even if you aren’t running a humidifier, everyday activities like bathing, cooking and even breathing all contribute to the humidity in your home. Given it was minus 5 degrees, the exterior glass will be cold. This is winter in the New Zealand alps. C. The listing stipulates Fire wood is supplied and there is firewood onsite. We have two large 2m by 1.2m by 0.6m wood storage boxes all cut up to fit the metro fireplace on site. We suggest locals from Chch bring firewood in our access instructions as i want to make sure you have ample firewood. You were welcome to use my firewood and simply take any own unused home with you. This is a better policy than promising firewood on site and there being none when you arrive..... D. In the 2nd bedroom wardrobe there are three * 60 litre storage boxes with blankets / duvets - enough for every bed and spares. this is not a Chch Hotel, this is a Bach in the remote alps of NZ. we don't provide linen due to the remoteness and washing etc issues but we do have plenty of warm blankets / duvets on site if required. 2 A. The Bach is off grid - that is clearly advertised and there is no On-Grid electricity in this remote location - and this is actually part of its charm and beauty. Every bach in the settlement of 180 Baches are off grid and provide their own power solution. We have installed 4 battery banks catering for the different needs of the Bach and run parallel 12volt and 240volt circuits catering for different needs. We don't offer 240volt connections to guests - never have and never will - to protect our battery banks and source of power. We have recently installed low voltage electronic "projector brand" cutout devices to protect the battery banks from clients ignoring the warning signs of low batteries and completely draining the batteries. This automatic device cuts out at a certain voltage and turns back on at another pre determined voltage once charging has commenced. Running the 240 volt high draw header water pump at night time on your arrival drained the batteries. The instructions clearly comment about the best times to operate the header tank pump are day times in the morning. Electroserve and the other Solar contractors that installed the system have done a fantastic quality install. It is clearly not a simple nor a home made system. The planned additional 20 panels in November will ensure adequate recharging :) B. The shower does offer lovely hot water showers. We did not connect the shower califont hot water to the new granite top kitchen sink mixer tap as water can be simply boiled on the stove immediately adjacent to the sink, or on the Metro ambie wood fire heater really efficiently. All the pipes are insulated and having crawled udner the bach to udertake that process personally, i can advise from the tank outlet, every bend and join and every length of 2" then 1" rated waterpipe has been insulated right to the underfloor access flange into the house. Clearly catering for minus 5 degrees has its challenges and as the cleaner commented only last week, it was frozen at 8am when she arrived and by 11am the water was running again. i also noted you sent me a video in the morning of opening the tap to demonstrate the water was not running however you had not opened the Tank Valve to permit water to flow to the tap. Sometimes the simplicity of Baches is just too much for city folk....opening a tank valve permits the water to flow to the tap :) The newly tiled bathroom has a DOC and ADC certified pumpout toilet with a huge buried holding tank. These are not city cistern flushing toilets and don't use water in that fashion. There are three backup water sources with tanks available onsite. Simply opening the valves may have permitted you access to water - we have 8 tanks and 27,500 litres of drinking water onsite.
