House is listed as Luxury. Certainly has the potential to be. It checks all the boxes except the dart board is literally falling off the wall and only has one good dart. Usually there is 6 needed to play. The pool table ball rack is broken so racking the balls as they should be could not be done. The door to enter the games room has the laminated end piece falling off and it is difficult to close and open the door. The pool area needed a good sweep. To secure the house it took two of us to align one of the doors so we felt comfortable. Could not be done by one person. A few of the window latches need repair. The bedroom on the main floor yielded about 10 cockroaches' and two white tail spiders in two weeks. Normal in Taupo? Rest of the house seemed to have no crawling insects. Generally the house was clean except cob webs in any space you would normally find them and lights are  filled with dead bugs. My son was using a chair in the office and the arm pretty much fell off. It looked like it had been repaired previously. While watching TV we saw a ballooned wall paper fill with rain due to a leak in the roof. If none of that is an issue this house is in an awesome spot and was luxury at some point but still has that feeling and look about it.  After that though it was in a great location and was a decent holiday spot but needs some attention. Melody was awesome , the house so so. location and potential 10 out of 10 with a bit of work. Would definitely recommend it but personally would have felt better without the cockroaches, all other points mentioned were overshadowed by the location and the beauty of the house.
